Choosing between a one-bedroom and a two-bedroom apartment comes down to how you live, who you live with and what you want to spend. Here is how to decide which floor plan is right for you.

When a one-bedroom makes sense

A one-bedroom apartment is a great fit if you:

  • Live alone or with a partner
  • Want to keep rent and utility costs lower
  • Prefer less space to clean and maintain
  • Don't need a dedicated office or guest room

One-bedrooms can feel surprisingly spacious with smart furniture choices and good storage. Look for built-in closets, a well-designed kitchen and a living room that can do double duty.

When a two-bedroom is worth it

A two-bedroom apartment gives you flexibility. It may be the better choice if you:

  • Work from home and want a real office with a door you can close
  • Share with a roommate, which can lower your cost per person
  • Have kids or are growing your family
  • Host guests often and want a spare room
  • Need extra storage for hobbies, gear or seasonal items

Think about cost per person

If you are considering a roommate, compare the total rent of a two-bedroom split two ways against a one-bedroom on your own. Sharing can make a larger apartment in a better location more affordable. Just make sure you and your roommate agree on expectations such as chores, guests and splitting bills.

Consider how you'll use each room

Walk through your typical day:

  • Where will you work, eat, relax and sleep?
  • Do you need a quiet space for calls or studying?
  • Where will you store bikes, winter gear or holiday decorations?
  • Will your current furniture fit?

If you keep running out of room in your plan, a two-bedroom may be worth it.

Don't forget the features

Floor plan size is only one part of the picture. Features like in-unit laundry, generous closets, garage parking and updated kitchens can make any apartment feel more livable. Sometimes a well-designed one-bedroom with great storage beats a two-bedroom without it.

Making a one-bedroom work harder

If you choose a one-bedroom but still want flexibility, a few ideas can help:

  • Use a sleeper sofa or daybed for occasional guests.
  • Create a work nook with a small desk and good lighting.
  • Add under-bed storage and vertical shelving.
  • Pick furniture that serves two purposes, like an ottoman with storage.

Budget beyond rent

A larger apartment usually means slightly higher utility costs for heating, cooling and electricity. Factor that into your comparison, along with any furniture you might need to fill an extra room.

Plan for the length of your lease

Think about where you will be over the next year. Starting a new job with remote days? Planning to move in with a partner? Choosing the right size now can save you a mid-lease move.
