Maintenance requests
The fastest way to get something fixed is to submit a request in your resident portal. Tell us what's happening and where, and add a photo if you can. Requests go straight to our maintenance team.
Urgent issues
Some problems can't wait. If you have no heat, an active water leak, a sewer backup or you're locked out, call our office at (612) 217-4275 right away instead of waiting on a portal request.

Season by season
Tips for Minnesota living.
Winter
Keep your heat on, even when you're away, to help prevent frozen pipes. In extreme cold, opening the cabinet under a sink on an outside wall lets warm air reach the pipes. Follow posted notices about moving cars for snow removal, and report drafty windows or doors.
Spring
As the snow melts, watch for leaks around windows and ceilings and report them right away. It's also a good time to test your smoke detector and let us know if it isn't working.
Summer
Follow your community's rules and local fire codes for grilling. Keep windows closed while the air conditioner is running, and submit a request if your apartment isn't cooling properly.
Fall
Test your heat before the first cold snap and submit a request early if something isn't working. Clear patios and balconies of items that could blow away or get buried in snow.
Resident FAQ
Answers to common questions.
When is rent due, and what if I'm late?
Rent is due on the 1st of each month. It is considered late after 12:00 PM (noon) on the 5th, when a late fee of 8% of your monthly base rent is added. Returned or failed payments have a $55 fee.
How can I pay rent?
The easiest way is through your resident portal, where you can also set up automatic payments. Checks are accepted as directed in your lease. Cash is not accepted.
What utilities am I responsible for?
Electricity and internet are set up in your name and paid directly to the provider. Electric service must be in your name before move-in. Gas, water, sewer and hot water are shared utilities billed monthly with your rent, along with a flat trash and recycling charge. Your lease lists the exact charges for your community.
How much notice do I need to give before moving out?
Two full calendar months' written notice is required before your lease end date. Notice takes effect on the last day of the month in which it's given. For example, notice given in March covers April and May, for a May 31 move-out. If neither side gives notice, leases renew automatically, and you'll receive the renewal rate at least 90 days before your lease ends.
Do I need renters insurance?
Yes. You need renters insurance with at least $100,000 in liability coverage, and Lakeshore Management listed as an additional interest. Upload your policy's declarations page to the resident portal by move-in. If you don't, you'll be enrolled in our liability program for $15 per month. That program covers the landlord's interest only, not your belongings, so we strongly recommend your own policy.
Are pets allowed?
Cats and small dogs are welcome at many of our communities with prior written approval and a signed pet addendum. Check the listing or ask our team about the apartment you're interested in. Service animals and emotional support animals are not charged pet fees or deposits.
Can guests stay with me?
Yes. Please let us know in writing if a guest will stay more than 4 days in a row. Anyone staying more than 14 days in a calendar year needs to apply and be added to the lease.
Where can I park?
Park only in your assigned space. Unauthorized vehicles may be towed. Vehicle repairs, oil changes and storing inoperable vehicles aren't allowed on the property. Garages are available at select communities; ask our team about availability.
How do I get rid of trash and large items?
Use sealed bags and place all trash and recycling inside the dumpsters, never on the ground beside them. For furniture, mattresses, appliances or other bulk items, contact us in advance to arrange a pickup. Items left at the dumpsters are charged a disposal fee per item.
Is smoking allowed?
No. All of our communities are smoke-free, including apartments, balconies, patios and common areas. That includes tobacco, cannabis and e-cigarettes. Smoking is only allowed at least 25 feet from building entrances, windows and air intakes.
What counts as a maintenance emergency?
Emergencies include flooding or water coming in, a blocked toilet in a one-bathroom apartment, no heat when it's below 60°F outside, no air conditioning when it's above 80°F outside, a refrigerator that isn't working, or a full power outage. Call us right away at (612) 217-4275. Everything else can be submitted through the resident portal.
What if I'm locked out?
Contact our office. Lockouts outside normal business hours (6:00 PM to 8:00 AM, weekends and holidays) have a $75 service charge.
